Steps to a Successful Puchase

STEP 2

- Our inspection trips are without parallel
in the business. Unlike most companies who put you on a
coach trip, we allocate an experienced sales associate
to look after you, this being on a one to one basis. This
ensures that you see the properties that you want to see!
Once we have discussed your desires, we arrange your inspection
visit. We offer daily departures to Spain from most major airports.
On arrival you are given a schedule of properties that fit your
requirements. There is time to view these properties, shortlist
and revisit to make a final decision.
Alternatively you may make your own arrangements and have an appointment
with our sales associates during your trip. Our associates are
available seven days a week and would be happy to pick you up from
your accommodation in order to view the properties.

- "Welcome to Spain" - the sun
is shining (over 320 days a year)!! The Sea is warm! The
homes look fantastic! Spectacular views with several lush
golf courses.
We will give you a feel for the area. The marinas, orange and lemon
groves, and the delightful restaurants.

We will visit our properties where the prices,
square footage, size and location will start to make sense.
Our sales associate will guide you through each neighbourhood and
home. They will point out the items included and the items which
you may want included or upgraded.
The first day of viewing may send your head spinning, but try to
remember we do not pressurise, we simply advise.
Dependant upon your selection, day two could include revisiting
a shortlist, together with the developer and calculating the cost
of your desired home. An example of deposits, payment structures
and mortgage payments will be produced.

STEP
4

- This is it!!! You have found your home
through Seekers Spanish Homes - Congratulations!!!
At this time the developer will ask you for a deposit of £2000.
This is an initial deposit, removes your home from the market and
also confirms the price. A full Sales Contract is prepared for
you to sign, with each page being explained in detail. A schedule
of payments is agreed with the final amount due on completion.
Should you require help with furnishings, we will advise you of
suitable retail establishments.

STEP
5

- If finance
is required we will introduce you to our independent mortgage
broker to work with you in making an application for your
finance. (We can of course make an appointmment for you
prior to signing if you prefer.)
Non-residents may obtain from 75% of the total purchase price,
although options for a 65-70% mortgage requires less financial
information and is easier for approval. We will ensure that your
mortgage company processes your loan as smoothly and quickly as
possible.

6

- The Bank.....We
would be happy to introduce you to a local bank, as you
will need their various facilities during the purchase
and indeed after.
The Gestoria....Again we will introduce you to an experienced Conveyancer.

7
|
|
- The Completion.
This is it! You are about to become the proud owner of
your own piece of Spain. You will never regret your purchase.
You may choose to visit to finalise the purchase, alternatively
it can be completed by mail.
Finally the keys are yours!!
